The most important tips and tricks for harmonious cohabitation

 

Since we as property managers are not on site at the property, it is not possible for us to settle disputes between tenants. The following therefore applies to disputes: If there are problems, communicate with your neighbors and try to solve the problem peacefully among yourselves.

The following also applies:

  • Larger items of waste (bulky waste) may not be deposited at the waste disposal site, but must be taken to the waste collection center.

  • Please inform the property management if you damage anything or discover any damage.

  • Quiet hours are daily from 22:00 to 06:00.

  • Try to avoid noise-generating activities as much as possible.

  • In order to keep the property and its adjoining areas clean, you as the owner of a pet (dog, cat, etc.) must remove any droppings.

  • Feeding pigeons is generally prohibited.

  • The front door should always remain locked.

  • Do not leave any objects in the stairwell and make sure that all exits are clear at all times. Also make sure that emergency vehicles can get through.

  • No company signs or antennas for television sets may be installed.

  • The drain is not the right place to dispose of used cooking oil, discarded food or other garbage.

What are the operating costs?

 

The following costs incurred for the property are understood to be operating costs:

  • Energy and heating cost billing

    • If there are no meters in an apartment building, the utility bill is used to bill for hot water and heating. If your apartment has a heat meter that reads the energy consumed, the bills for heating and hot water are billed separately and sent to you after the relevant billing period.

  • Expenses for house maintenance and snow removal

  • Chimney sweeps to be carried out regularly

  • Lift costs 

    • The ongoing operating costs of an elevator include things like regular maintenance and the power supply to the elevator.

  • Pest control

  • Public charges, such as property tax, sewer and garbage fees

  • Garbage removal

  • Water supply

  • Adequate insurance cover for the house

  • Lighting of the generally accessible parts of the house

  • Energy and heating bills

What is a condominium community reserve?

 

Homeowners in a homeowners' association (WEG) are obliged to form a so-called reserve. This serves as a financial buffer for the community of owners. If something needs to be renovated on the common property or if damage occurs, the costs incurred are paid from this reserve. 

 

If an apartment is rented out, the owner of the apartment must always pay the reserve and the costs cannot be passed on to the tenant.

Important notes on keeping animals

 

The permission of the property management must be obtained for tenants in accordance with the applicable house rules when acquiring a pet. In addition, we consider it important to point out that the following types of dogs are not permitted:

  • American Staffordshire Terrier

  • Bullmastiff

  • Bullterrier

  • Dogo Argentino (Argentinischer Mastiff)

  • Fila Brasileiro

  • Staffordshire Bullterrier

  • Mastiff

  • Mastino Napoletano

  • Mastin Espanol

  • Pit Bull Terrier

  • Rottweiler

  • Tosa Inu

Please note that the following regulations apply regardless of the dog breed:

  • In order to keep a dog in a rented apartment (with or without an option to buy), you need permission from us as the property management company.

  • In order to keep a dog in a condominium, the consent of all owners is required.
